Whakaari Taonga is a unique, absolute beachfront residential resort, located on Waiotahi Beach. It enjoys panoramic views of the Eastern Bay of Plenty, and directly overlooks White Island. Waiotahi Beach is located just minutes from Opotiki, and less than 30 mins from Whakatane. The Opotiki District enjoys a warm, sunny climate and has much to offer including beautiful coastal vistas, stunning beaches, secluded valleys and crystal clear mountain streams. The region is popular for fishing, and for big game fishing in particular. Waiotahi Beach is a wide, sandy, gentle sloping surf beach which is surely amongst the most appealing and least populated in the country. The Whakaari Taonga development has borrowed, and extended concepts from some of New Zealand most exclusive subdivisions and will provide an attractive, private, and secure retreat with resort style facilities to a small community including the developers, architect and up to 8 invited purchasers.
The developers vision draws on their experience of enjoying many camping holidays at the property; in particular they hope to re-create the friendly, relaxed, co-operative atmosphere that exists in a camping environment. The shared facilties will provide many of the same opportunities for socialising and recreation (but to a higher standard!) as the current camp operation does. Known as 'Island View Family Park' - the campground has operated here since the 1950's, and the developers have worked together and negotiated with the Opotiki District Council to continue operating the camp in the interim. There is provision in the Management agreement for the Whakaari Taonga Management Company for owners to choose to provide their site for camp use during this period and have their management levies waived, or to opt out if they require the use of their site. The camp operation will continue for as long as 50% or more of the owners agree.
The development comprises of 19 residential lots set on prime, flat, absolute beachfront land. Ten of the residential lots are located directly on the beachfront. There are a further nine lots (including four smaller duplex lots) which are sited behind the beachfront lots and with a generous portion of common area land in between. The common area land together with the council owned road reserve in front of the development provides significant areas of open space for recreation. All sites enjoy ocean views. The development includes the freehold sites, an extensive range of entertainment & recreation facilities, and a generous portion of commonly owned land. Direct beach access is provided for pedstrians and quad bikes.
The commonly owned land, roading, and entertainment facilities are sited on 'Lot 16' which is owned and managed by the Whakaari Taonga Management Company Limited, with individual lot owners holding shares within the company. Lot 16 will be extensively landscaped with coastal natives, and the roading and associated infrastructure will be in the form of a 'low impact development'. The shared entertainment facilities will include a tennis court, 25 metre swimming pool incorporating spa and toddlers pools, hospitality and entertainment pavilion (incorporating theatre, indoor games area, bathrooms, cafe/bar, dining, and lounge areas), a BBQ 'bure', garaging, and a childrens play area. There will be further opportunities for the Management Company to develop/provide additional recreation options for the owners in the future which may include (but is not limited to) petanque, volleyball, golf putting, quad bike, and boating/watersports equipment. Use of the shared facilities will be free to owners; their maintenance and upkeep are funded by an annual levy. Also funded by the annual levey will be a management appointed caretaker/security provider.
The developers and architects vision for the residences to be constructed in the Whakaari Taonga Development is that they will be appealing in design, appropriate to the location/environment, of high quality, and that they will be designed to minimise the impact on the other residences and structures. To achieve this vision the Management Company requires that all residences are designed by an architect approved by them (currently Page Hnderson Architects). There is however no requirement around a minimum value for construction, or specific materials specified/excluded etc.
It is envisaged that the residents will comprise a mixture of permanent and holiday homeowners. It is further hoped/anticipated that the owners will ideally purchase as a long-term investment and develop an affinity with this unique place - so never want to leave!! Some consideration has therefore been given to ensuring that the shared facilities are setup to cope with aged needs (eg, provision for a lift in the pavilion). We are confident that those who choose to invest in a property in the Whakaari Taonga development will consider it as a priviledge to reside/holiday in this very special place, and derive a great deal of pleasure from spending time here over many years.
